Best Langley Neighbourhoods for Families: Schools, Parks, and Commute
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 16, 2026
The best neighbourhoods for families in Langley are the ones that are the best fit for your family: your school plans, commute and budget. There's no single winner. Walnut Grove is established, with many elementary schools and Highway 1 access. Willoughby has the most new construction and two new schools coming in 2027, but its schools are crowded now. Murrayville and Fort Langley are smaller and slower to change. Brookswood has larger lots near Campbell Valley Regional Park. Langley City gets the SkyTrain terminus. Aldergrove sits on the east side with its own schools and regional park.

Best neighbourhoods for families: what to check first
Families usually weigh the same four things. Here's how to check each one with official sources.
- School catchment, not distance. SD35 says proximity isn't the only factor. Check the exact address with the SD35 School Locator before you write an offer.
- Grade structure. Some Langley schools are K-5, then middle school for grades 6-8, then secondary for 9-12. Others are K-7 and 8-12. Ask which path applies to the address.
- Programs. SD35 lists French Immersion at Walnut Grove and Brookswood secondaries, and IB at R.E. Mountain. District programs like Langley Fine Arts and the Langley Fundamental schools have their own entry rules.
- Commute. SkyTrain will stop at only two Langley stations: Willowbrook and Langley City Centre. Test your drive at the times you'll actually travel.
I don't rank schools. Online ratings don't come from SD35, so I leave them out.

Walnut Grove: established streets and many schools
Walnut Grove is in the Township's northwest corner. The Township calls it a residential neighbourhood with the Walnut Grove Community Centre, movie theatres and shops. The Golden Ears Bridge links it to communities north of the Fraser River.
- Schools: Six elementary schools sit in or near the area. Alex Hope and James Kennedy list French Immersion. James Kennedy is K-5. Walnut Grove Secondary is 8-12.
- Parks: The community centre and Dean Drysdale Library share 8889 Walnut Grove Drive. Derby Reach Regional Park runs along the river to the north.
- Commute: Highway 1 forms the south edge. TransLink runs the 509 Walnut Grove/Surrey Central Station and the 562 Langley Centre/Walnut Grove.
The Township's own count shows Walnut Grove barely grew between 2021 and 2025 (25,688 to 25,741). Most homes here are resales. More in my Walnut Grove guide.

Willoughby: new homes, crowded schools, two new ones coming
Willoughby (with Willowbrook) is the Township's fastest-growing area. It went from 46,669 people in 2021 to 59,376 in 2025, by the Township's estimate. That growth brings new homes and new parks. It also brings construction and full schools.
- Schools: SD35 wrote in May 2026 that "nearly all of the schools on the Willoughby Slope have high enrolment and are currently at capacity." Two new schools open in September 2027: stɑtl̓əw̓ Middle and Emery Dosdall Secondary. New catchments start then. R.E. Mountain Secondary runs the district's IB program, which accepts students from other catchments.
- Parks: Willoughby Community Park has lit sports fields, a spray park and pickleball. Yorkson Community Park has a spray park, pump track and off-leash area. The Township is also planning a Willoughby Community Centre with a pool and library. No opening date is posted.
- Commute: Carvolth Exchange sits by Highway 1, with the 555 Port Mann Express. The SkyTrain's Willowbrook Station is expected in late 2029.
If you're buying for a child starting middle or secondary school in 2027, check the new catchment map. See my Willoughby guide and Yorkson guide.
Murrayville: central services, little new supply
The Township calls Murrayville its traditional civic core. Langley Memorial Hospital, the main RCMP detachment, the school district offices and Langley Regional Airport are all here.
- Schools: James Hill Elementary is K-5, so grade 6 means a move to middle school. Langley Secondary (9-12) is nearby. Confirm the middle school for the address.
- Parks and recreation: W.C. Blair Recreation Centre and Murrayville Library.
- Commute: The 560 Murrayville/Langley Centre bus. Langley City, where SkyTrain will end, is just to the west.
Murrayville grew about 3% from 2021 to 2025 (11,390 to 11,730). Living near a hospital, fire hall or airport can mean noise on some streets, so visit at different times. More in my Murrayville guide.
Brookswood-Fernridge: bigger lots and a growth plan
The Township describes Brookswood-Fernridge as mostly single-family homes with lots of parkland, trees and conservation areas.
- Schools: Belmont and Noel Booth list French Immersion. Glenwood is on the south side. Brookswood Secondary is 8-12 with French Immersion and Film and Television Production.
- Parks and recreation: George Preston Recreation Centre, a BMX track and a skateboard park. Campbell Valley Regional Park is nearby.
- Commute: The 561 Langley Centre/Brookswood and 563 Langley Centre/Fernridge buses. Most families here will drive.
The Township's community plan allows much more housing over time in mapped areas. Check what's planned beside any lot you like. See my Brookswood and Fernridge guide.
Fort Langley: a small village by the river
Fort Langley had 3,834 people in 2025, by the Township's count. It's home to Parks Canada's Fort Langley National Historic Site, plus shops, trails and the Langley Rowing and Paddling Centre.
- Schools: Fort Langley Elementary is K-7. Langley Fine Arts School is in the village, but it's a district program, so living here doesn't guarantee a spot.
- Parks and recreation: The Township lists Walnut Grove Community Centre as the closest rec centre.
- Commute: No SkyTrain station is planned. Check current bus service on the TransLink Trip Planner.
Part of the village is a heritage conservation area, which adds permits to renovations. More in my Fort Langley guide.

Langley City: parks, trails and the SkyTrain terminus
The City of Langley is a separate municipality from the Township, with its own council and tax rates. See Langley City vs. Langley Township.
- Schools: Several elementary schools, including Blacklock Fine Arts, Uplands Elementary and Montessori, and Douglas Park Community School. H.D. Stafford Middle covers grades 6-8. Nicomekl and Uplands are K-5.
- Parks and recreation: The City lists 17 parks and 10 trails. Douglas Park has an inclusive playground and a seasonal spray park. Penzer Park has a bike park and pump track. Timms Community Centre has a gym and walking track, and the City runs Al Anderson Memorial Pool.
- Commute: The SkyTrain line ends at 203 Street. The Province says the trip from Langley City Centre to King George Station will take 22 minutes. Service is expected in late 2029.
If SkyTrain access is high on your list, see what SkyTrain means for Langley property values.
Aldergrove: the east side
The Township describes Aldergrove as a mix of rural, residential and business uses on its eastern border, next to Abbotsford.
- Schools: Parkside Centennial and Shortreed are K-5. Betty Gilbert Middle covers 6-8. Aldergrove Community Secondary is 9-12 and lists a Hockey Academy.
- Parks and recreation: Aldergrove Community Centre on Fraser Highway, and Aldergrove Regional Park.
- Commute: No SkyTrain station is planned. If you work west, test the rush-hour drive first.
Parts of the area are in the Agricultural Land Reserve, which matters if you're looking at acreage. More in my Aldergrove guide.
What this means for buyers
Start with your must-haves, then narrow the map.
- Pick the school path first. Write down the elementary, middle and secondary schools for each address. Confirm them with SD35. In Willoughby, use the September 2027 map.
- Pick the home type. Townhouses were the most contested type in Langley in September 2026, with a 21.6% sales-to-active ratio. FVREB calls 12% to 20% balanced. Detached, at 14.3%, sat inside that band. See townhouse vs. detached in Langley.
- Test the commute. Drive it at rush hour. If SkyTrain matters, look near Willowbrook or Langley City Centre, and remember the late-2029 target can change.
- Use real sales, not averages. FVREB's numbers are Langley-wide. A specific street can sit well above or below them. Ask for recent solds for the exact pocket.

FAQ
Is Langley City or Langley Township better for families? Neither is better overall. They're separate municipalities with different tax rates and services. The City is smaller and gets the SkyTrain terminus; the Township has most of the detached-home neighbourhoods.
Which Langley neighbourhood has the best schools? SD35 doesn't rank its schools, and I don't use third-party rankings. Compare the programs, grade structure and catchment for each address instead.
How do I check a home's school catchment in Langley? Use the SD35 School Locator or call the board office at 604-534-7891. SD35 says the new Willoughby catchments will be added to the locator before January 2027 registration.
Will SkyTrain go to Willoughby or Walnut Grove? No. The line ends at 203 Street in Langley City. The two Langley stations are Willowbrook and Langley City Centre.
What is the safest neighbourhood in Langley? No official source ranks Langley neighbourhoods by safety. Statistics Canada reports crime by municipality, not by neighbourhood. Visit at different times and ask the local RCMP office about a specific area.
Is it a buyer's market in Langley right now? It depends on the home type. In September 2026, Langley detached homes (14.3%) and condos (16.1%) sat in FVREB's balanced range, while townhouses (21.6%) were above it. See my Langley market update.
Conclusion
Langley doesn't have one best family neighbourhood. It has several good fits for different families. Walnut Grove offers established streets. Willoughby offers new homes, with crowded schools and two new ones opening in 2027. Murrayville and Fort Langley change slowly. Brookswood offers space, and Langley City is expected to get SkyTrain in late 2029. Aldergrove has its own full set of schools. The right one depends on your school path, commute and budget.
