Walnut Grove: Family Streets, Schools, and What Homes Cost
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 1, 2026
Walnut Grove, Langley is the Township’s northwest corner: a settled, mostly residential area north of Highway 1, with the Golden Ears Bridge on its doorstep. Its population has hardly changed in five years. That’s the opposite of Willoughby across the highway. If you’re weighing Walnut Grove for a family move, the questions that matter are the streets, the school catchments and what homes cost. Here’s what the official numbers say, and where they run out.
Walnut Grove, Langley at a glance
Walnut Grove sits in the Township of Langley, not the City of Langley. The two are separate municipalities with separate councils and tax rates. More on that in Langley City vs Langley Township.
| Measure | Figure | Source |
|---|---|---|
| Population, 2021 Census | 28,420 | Statistics Canada (Walnut Grove population centre) |
| Population, 2016 Census | 28,926 (change: -1.7%) | Statistics Canada |
| Private dwellings, 2021 | 10,553 | Statistics Canada |
| Land area | 17.83 km² | Statistics Canada |
| Township estimate, 2021 | 25,688 | Township of Langley |
| Township estimate, 2025 | 25,741 | Township of Langley |
| Township of Langley total, 2025 estimate | 157,831 | Township of Langley |
Sources: Statistics Canada, 2021 Census Profile, Walnut Grove (population centre); Township of Langley population estimates by community as of January 1, 2026, published January 31, 2026. The census and the Township draw Walnut Grove’s boundary differently, so the two counts don’t match. Compare each source with itself, not with the other.

The takeaway: Walnut Grove added about 53 people between 2021 and 2025 by the Township’s count. Willoughby & Willowbrook added about 12,700 over the same years. Walnut Grove is close to built out, so most homes for sale are resales, not new builds.
Family streets and everyday amenities
The Township lists these public facilities for Walnut Grove:
- Walnut Grove Community Centre, 8889 Walnut Grove Drive
- Dean Drysdale Library, also at 8889 Walnut Grove Drive
- Walnut Grove Community Policing Office, 108-8850 Walnut Grove Drive
- Fire Hall 8 – Walnut Grove, 9580 208 Street
The Golden Ears Bridge links Walnut Grove to Maple Ridge and Pitt Meadows north of the Fraser River. Highway 1 runs along the south edge. Derby Reach Regional Park borders the area to the north.
What I can’t give you from an official source is a street-by-street feel: traffic at school drop-off, how a cul-de-sac sounds on a Saturday, which pockets back onto greenbelt. That’s worth seeing in person, at the times you’d actually be home.

Walnut Grove schools (Langley School District, SD35)
Schools are run by the Langley School District (SD35). The district’s catchment maps show these schools serving streets in Walnut Grove:
| School | Type | Grades (SD35, 2026) | Note |
|---|---|---|---|
| Dorothy Peacock Elementary | Elementary | K–7 | Catchment covers north Walnut Grove near 90–100 Avenue |
| Gordon Greenwood Elementary | Elementary | K–7 | Catchment includes Walnut Grove Drive and Walnut Grove Community Park |

| West Langley Elementary | Elementary | K–7 | Catchment around West Langley Park and Telegraph Trail Park |
| Topham Elementary | Elementary | K–7 | Catchment around Topham Park |
| Alex Hope Elementary | Elementary | K–7 | Its catchment map covers a much wider area than Walnut Grove; ask SD35 how it applies to your address |
| Walnut Grove Secondary | Secondary | 8–12 | SD35 lists French Immersion and Video Game Design among its programs |
Source: Langley School District (SD35) catchment maps and 2026 district brochure, accessed October 14, 2026. Grades are as SD35 lists them. Catchments change; for example, Walnut Grove Secondary’s catchment also extends south of Highway 1.

A few honest notes:
- I don’t rank schools. You’ll see ratings online. They aren’t from SD35, and I don’t use them here.
- Check the exact address. Proximity isn’t the only factor in catchment, as SD35 itself warns. Use the SD35 School Locator, or call the board office at 604-534-7891, before you write an offer.
- Ask about grades 6 and 7. James Kennedy is listed as K–5. Ask SD35 where students from that catchment go next.
- Schools on the other side of Highway 1 are changing. New Willoughby schools open in September 2027, with new catchments. See my Willoughby guide.
What homes cost in Walnut Grove
The short version: there’s no official Walnut Grove benchmark price. The Fraser Valley Real Estate Board (FVREB) reports Langley as one area. That covers the City and the Township together. Its public release doesn’t split out Walnut Grove. So the figures below are Langley-wide, and a Walnut Grove home can be well above or below them.
| Langley-wide, September 2026 | MLS® HPI benchmark | Change vs Sep 2025 | Median sale price | Sales | Active listings | Sales-to-active |
|---|---|---|---|---|---|---|
| Detached | $1,471,100 | -6.7% | $1,345,000 | 64 | 449 | 14.3% |
| Townhouse | $802,600 | -4.4% | $795,000 | 61 | 283 | 21.6% |
| Apartment/condo | $525,900 | -9.2% | $480,000 | 67 | 416 | 16.1% |
| All types (composite) | $941,800 | -6.2% | n/a | 192 | 1,148 | 16.7% |

Sales-to-active ratios are calculated from FVREB figures. The benchmark describes a typical home, not any particular property, and isn’t a forecast.

How to read that:
- Prices fell over the year for every type. Condos fell the most (-9.2%). Townhouses fell the least (-4.4%).
- Townhouses were the most contested. A 21.6% sales-to-active ratio is above the 12% to 20% band that BCREA treats as balanced. Detached, at 14.3%, sat inside it.
- Over 12 months (October 2025 to September 2026), Langley’s detached ratio ranged from 12.2% to 19.1%. Townhouses ranged from 18.0% to 30.8%. Condos ranged from 10.7% to 17.9%.
For Walnut Grove itself, ask for recent sold data for the exact pocket and home type. I can pull that for you. For the wider picture, see average home price in Langley and my Langley market update.
Is Walnut Grove changing?
Slowly, by the numbers. The Township updated its community plans in 2025 to line up with new provincial housing laws, and Walnut Grove’s plan was part of that work. Those laws allow small-scale multi-unit housing on many single-family lots. Read what Bill 44 means in Langley and secondary suite rules in Langley before you plan a suite or buy next to a lot that could be redeveloped.
