Yorkson: New Townhomes, Young Families, and What to Watch For
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 7, 2026
Yorkson, Langley is one of the neighbourhoods inside Willoughby, the Township’s fastest-growing area. A lot of what’s for sale there is newer townhouses. If you’re looking in Yorkson, the main questions are about the purchase itself: what townhouses cost, what to read in the strata documents, how new-home warranty and tax rules work, and which schools serve the area. Here’s what the official sources say.
Yorkson, Langley at a glance
Yorkson is a neighbourhood plan area within the Willoughby Community Plan, in the Township of Langley (not the City of Langley). The Township doesn’t publish a separate Yorkson population figure. It reports Willoughby & Willowbrook together.
| Measure | Figure | Source |
|---|---|---|
| Willoughby & Willowbrook, 2021 estimate | 46,669 | Township of Langley |
| Willoughby & Willowbrook, 2025 estimate | 59,376 | Township of Langley |
| Change, 2021 to 2025 | +12,707 (+27.2%) | Calculated from Township figures |
| Share of Township growth, 2021 to 2025 | About 83% of the Township’s +15,427 | Calculated from Township figures |
| Yorkson planning status | Yorkson Neighbourhood Plan, among the plans updated in the Township’s 2025 OCP update | Township of Langley |
Sources: Township of Langley population estimates by community as of January 1, 2026, published January 31, 2026 (Langley Today / Mayor Eric Woodward); Township of Langley Willoughby Community Plan Update page. Changes calculated from the Township figures. Figures cover all of Willoughby & Willowbrook, not Yorkson alone.

The takeaway: Willoughby & Willowbrook accounted for most of the Township’s population growth from 2021 to 2025. Yorkson is part of that growth, so expect ongoing construction, new roads and changing traffic patterns nearby for some time.
Planning: what’s changing around Yorkson
The Township’s Willoughby Community Plan has been under a major update. Township materials say the 2025 OCP update included updates to the Yorkson, Smith and Williams neighbourhood plans to align with provincial housing legislation. A separate package (the updated Willoughby Community Plan, a new Willoughby Transit Corridor Plan and a new Gordon Neighbourhood Plan, Bylaws 6201–6203) was given first and second reading, with a public hearing set for June 15, 2026. Confirm the current status with the Township.
The Township has also used a Willoughby Development Phasing Council Policy since 2023, which the Mayor describes as slowing development so infrastructure, schools and parks can catch up. For a buyer, that means the land next to you may not be built on yet. Check what’s planned nearby before you buy. What townhouses and other homes cost
FVREB’s public monthly report doesn’t split out Yorkson or Willoughby. It reports Langley as one area (City and Township). The figures below are Langley-wide.
| Langley-wide, September 2026 | MLS® HPI benchmark | Change vs Sep 2025 | Median sale price | Sales | Active listings | Sales-to-active |
|---|---|---|---|---|---|---|
| Detached | $1,471,100 | -6.7% | $1,345,000 | 64 | 449 | 14.3% |
| Townhouse | $802,600 | -4.4% | $795,000 | 61 | 283 | 21.6% |
| Apartment/condo | $525,900 | -9.2% | $480,000 | 67 | 416 | 16.1% |
Source: Fraser Valley Real Estate Board, MLS® Summary and MLS® Home Price Index, September 2026 (Package202609). Langley area (all of Langley City and Township); not Yorkson alone. Sales-to-active ratios are calculated from FVREB figures. The benchmark describes a typical home, not any particular property, and isn’t a forecast.

How to read that for Yorkson:
- Townhouses were the most contested type in Langley in September 2026: 21.6% sales-to-active, compared with 14.3% for detached and 16.1% for condos.
- The townhouse benchmark fell 4.4% year over year, less than detached (-6.7%) or condo (-9.2%).
- Newer complexes and older ones price differently. Age, size, parking, a double garage or tandem, and strata fees all matter. Compare Yorkson townhouses with recent Yorkson solds, not with a Langley-wide figure.

What to watch for when buying a newer townhouse
This is where most of the risk is, and it’s mostly paperwork:
- Strata documents. Read the bylaws (pets, rentals, parking), recent minutes, the depreciation report if there is one, and the contingency reserve fund balance. Ask about special levies. Newer complexes can still have them.
- Warranty. New homes in B.C. are generally covered by home warranty insurance under the Homeowner Protection Act. Coverage periods run from the original completion date, so a resale townhouse may have only part of its coverage left. Ask for the warranty details.
- Taxes on new homes. Newly built homes can have their own property transfer tax exemption and GST rules. See property transfer tax in Langley and the first-time buyer GST rebate.
- Pre-sales and assignments. Buying before completion has different risks. See buying pre-construction in Langley and assignment sales.
- What’s next door. An empty lot today may be a construction site next year. Ask the Township what’s planned.

Schools near Yorkson (SD35)
Schools are run by the Langley School District (SD35). Yorkson Creek Middle School (grades 6–8) is at 20686 – 84 Avenue. SD35’s 2026 brochure also lists R.E. Mountain Secondary (grades 9–12, with the International Baccalaureate program) among Langley’s secondary schools, and Emery Dosdall Secondary, a new school opening September 2027.

- Growth areas mean catchment changes. New schools and boundary reviews are common in Willoughby. Don’t assume today’s catchment will stay the same.
- I don’t rank schools. Online ratings aren’t from SD35.
- Check the exact address. Use the SD35 School Locator, or call the board office at 604-534-7891.

Conclusion
Yorkson offers newer homes, especially townhouses, in the part of Langley that has grown fastest. Townhouses were also the most competitive home type in Langley in September 2026. Most of the risk is in the paperwork and in what gets built nearby, not in the location itself. Read the strata documents carefully, ask about warranty and tax rules, and check the school catchment and the Township’s plans before you offer.
