Aldergrove: Langley's Most Affordable Entry Point
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 6, 2026
Aldergrove, Langley sits on the Township’s eastern edge, right next to Abbotsford. It often comes up when buyers ask where their budget goes furthest in Langley. That’s a fair question, but the official numbers can’t fully answer it, because the Fraser Valley Real Estate Board doesn’t publish an Aldergrove-only price. What I can do is show you what the public data does say, how Aldergrove fits between Langley-wide and Abbotsford prices, and what to check before you buy here.
Aldergrove, Langley at a glance
Aldergrove is in the Township of Langley, not the City of Langley. The Township describes it as a mix of rural, residential and business use on its eastern border, home to the Gloucester Industrial Park, parkland and shops. For how the two Langleys differ, see Langley City vs Langley Township.
| Measure | Figure | Source |
|---|---|---|
| Township estimate, 2021 | 13,876 | Township of Langley |
| Township estimate, 2025 | 14,443 | Township of Langley |
| Change, 2021 to 2025 | +567 (+4.1%) | Calculated from Township figures |
| Township of Langley total, 2025 estimate | 157,831 | Township of Langley |
| Willoughby & Willowbrook change, same period | +12,707 (+27.2%) | Calculated from Township figures |

The takeaway: Aldergrove is growing, but slowly. It added fewer than 600 people in four years. Most of the Township’s growth is happening in Willoughby, on the other side of the municipality.
Everyday amenities
The Township lists these public services for Aldergrove:
- Aldergrove Community Centre, 27032 Fraser Highway
- Aldergrove Library, 26770 – 29 Avenue
- Aldergrove Community Policing Office, 26970 Fraser Highway
- Fire Hall 3 – Aldergrove, 26316 – 30A Avenue
Fraser Highway runs through the town centre, and Highway 1 and Highway 13 are nearby. The industrial park also means local jobs and truck traffic in some areas. If you commute west to Surrey or Vancouver, test the drive at rush hour before you commit. The Surrey Langley SkyTrain will end at 203 Street in Langley City, not in Aldergrove.

Is Aldergrove really Langley’s most affordable entry point?
FVREB’s public monthly report doesn’t split out Aldergrove. It reports Langley as one area (City and Township together). So no official source lets me say Aldergrove is the cheapest part of Langley. Here’s the data that does exist.
| Langley-wide, September 2026 | MLS® HPI benchmark | Change vs Sep 2025 | Median sale price | Sales | Active listings | Sales-to-active |
|---|---|---|---|---|---|---|
| Detached | $1,471,100 | -6.7% | $1,345,000 | 64 | 449 | 14.3% |
| Townhouse | $802,600 | -4.4% | $795,000 | 61 | 283 | 21.6% |
| Apartment/condo | $525,900 | -9.2% | $480,000 | 67 | 416 | 16.1% |

Sales-to-active ratios are calculated from FVREB figures. The benchmark describes a typical home, not any particular property, and isn’t a forecast.

Aldergrove borders Abbotsford, so the Abbotsford figures are a useful reference point:
| Abbotsford, September 2026 | MLS® HPI benchmark | Change vs Sep 2025 |
|---|---|---|
| Detached | $1,087,000 | -11.1% |
| Townhouse | $592,600 | -8.6% |
| Apartment/condo | $370,200 | -11.0% |
Source: Fraser Valley Real Estate Board, MLS® Home Price Index, September 2026. Abbotsford is a separate city and reporting area; these are not Aldergrove prices.

How to read this:
- Langley’s detached benchmark was $384,100 higher than Abbotsford’s in September 2026 ($1,471,100 vs $1,087,000). Aldergrove sits geographically between the two. Whether a given Aldergrove home prices closer to one or the other depends on the home, lot and street. Only recent Aldergrove sales can answer that.
- Prices are lower than a year ago in both areas. Langley detached was down 6.7% year over year; Abbotsford detached was down 11.1%.
- Townhouses were the most contested Langley type (21.6% sales-to-active). If a townhouse is your entry point, expect more competition than for detached homes.
- “Affordable” includes running costs. Older homes, septic systems on some rural lots, and commuting costs all count. See the cost of living in Langley.

Rural edges and the ALR
Aldergrove is surrounded by rural land, and parts of the area are in the Agricultural Land Reserve. That matters if you’re looking at acreage: ALR land has its own rules on houses, secondary dwellings and non-farm uses. Read ALR rules in Langley and buying acreage in Langley before you treat a large lot as development land. On urban lots, provincial small-scale multi-unit housing rules may allow more units, subject to zoning, servicing and permits; see what Bill 44 means in Langley.

Schools in Aldergrove (SD35)
Schools are run by the Langley School District (SD35). The district’s 2026 brochure lists Aldergrove Secondary (grades 9–12) with a Hockey Academy among its programs. Elementary and middle-school catchments vary by address.
- I don’t rank schools. Online ratings aren’t from SD35, and I don’t use them here.
- Check the exact address. Use the SD35 School Locator, or call the board office at 604-534-7891, before you write an offer.

Conclusion
Aldergrove gets called Langley’s affordable option, and the geography supports the idea: it sits between Langley-wide prices and Abbotsford’s lower ones. But the official data stops at the Langley level, so the real answer comes from recent Aldergrove sales for the home type you want. Before you offer, check the commute, the school catchment, whether the lot is in the ALR or on septic, and the age of the home’s major systems.
