Murrayville: Established, Central, and Quietly Expensive

Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 5, 2026

Murrayville, Langley doesn’t get the attention Willoughby does, and it doesn’t really try to. It’s the Township’s traditional civic core: the hospital, the main RCMP detachment and the school district offices are all here. The housing is mostly established, the population barely moves, and that combination tends to keep prices firm. If you’re looking here, the questions worth asking are what’s actually in the neighbourhood, what the heritage area means, which schools serve it, and what homes cost. Here’s what the official sources say.

Murrayville, Langley at a glance

Murrayville is in the Township of Langley, east of the City of Langley. The two Langley municipalities have separate councils and tax rates. More on that in Langley City vs Langley Township.

Murrayville: Established, Central, and Quietly Expensive

The takeaway: Murrayville grew by about 340 people in four years, roughly 3%. Willoughby & Willowbrook grew by about 27% over the same period. Murrayville is close to built out, so most purchases here are resales, not new construction.

What “central” means here

The Township calls Murrayville the traditional civic core. It lists these public facilities in the area:

  • Langley Memorial Hospital
  • Murrayville (Main) RCMP Detachment, 22180 – 48A Avenue
  • Langley School District offices
  • W.C. Blair Recreation Centre, 22200 Fraser Highway
  • Murrayville Library, 100-22071 – 48 Avenue
  • Fire Hall 6 – Murrayville (Administration), 22170 – 50 Avenue
  • Langley Regional Airport

For buyers, that list cuts both ways. Having the hospital, a rec centre and a library nearby is convenient, especially if you’re downsizing or have kids in activities. Living near a hospital, a fire hall or the airport can also mean sirens or aircraft noise on some streets. Visit at the times you’d actually be home before you decide.

The heritage area and newer housing rules

Murrayville is one of only two heritage conservation areas in the Township of Langley (the other is Fort Langley). The Township says that in a heritage conservation area, a Heritage Alteration Permit is required before demolition, subdivision or redevelopment, and may be needed for changes to protected heritage buildings.

Provincial housing legislation (often called Bill 44) now allows small-scale multi-unit housing (SSMUH) on many residential lots. In a March 23, 2026 public hearing report, the Township proposed Bylaw No. 6116, which would require SSMUH in the Murrayville Heritage Conservation Area to follow the Township’s SSMUH design guidelines, with the Murrayville Heritage Conservation Area Design Guidelines taking precedence where the two conflict. The Township’s 2025 Official Community Plan update, adopted after a December 1, 2025 public hearing, also included updates to the Murrayville Community Plan to align with provincial housing legislation. Confirm the current status of any bylaw with the Township before relying on it.

What this means if you’re buying:

  • Not every Murrayville home is in the heritage area. Check the map for the exact address.
  • If it is, plan for extra steps before demolition, subdivision or a redevelopment. Budget time and design fees.
  • A large lot isn’t automatically a fourplex site. Zoning, servicing, permits and, in the heritage area, design rules all apply. See what Bill 44 means in Langley and secondary suite rules in Langley.

Schools in Murrayville (SD35)

Schools are run by the Langley School District (SD35). These public schools are in or near Murrayville:

School Address Grades (SD35 2026 brochure) Note
James Hill Elementary 22144 Old Yale Road K–5 In Murrayville
Langley Secondary 21405 – 56 Avenue 9–12 Programs listed by SD35 include dance and baseball/softball/soccer and hockey academies

Elementary, middle-school (grades 6–8) and secondary catchments for a specific address must be confirmed with SD35.

Murrayville: Established, Central, and Quietly Expensive

A few honest notes:

  • I don’t rank schools. Online ratings aren’t from SD35, and I don’t use them here.
  • Langley now has middle schools (grades 6–8) in parts of the district. An elementary listed as K–5 means a move to middle school for grade 6. Ask SD35 which middle school serves the address.
  • Check the exact address. Use the SD35 School Locator, or call the board office at 604-534-7891, before you write an offer.

What homes cost in Murrayville

The short version: FVREB’s public monthly report doesn’t give a Murrayville price. The Fraser Valley Real Estate Board reports Langley as one area (City and Township together). The figures below are Langley-wide. A Murrayville home can sit above or below these depending on lot, age, condition and home type.

Murrayville: Established, Central, and Quietly Expensive

Why “quietly expensive”? Not because of a headline number. It’s the combination: established homes, little new supply, and services within a short drive. Low population growth means few new homes are being added, so buyers compete for resales. How to read the Langley figures for Murrayville:

  • Langley-wide prices are down from a year ago for every type FVREB reports. That’s useful context when you’re negotiating, but it isn’t a Murrayville price.
  • Townhouses were the most contested type Langley-wide in September 2026 (21.6% sales-to-active). If you’re downsizing from a detached home into a townhouse or rancher, expect more competition there than in detached. See rancher homes in Langley and downsizing tips for Langley seniors.
  • Older homes need a closer look. On an established home, the age of the roof, plumbing, heating and electrical can change your real cost more than a few thousand dollars on price.

For Murrayville itself, ask for recent sold data for the exact pocket and home type. I can pull that for you. For the wider picture, see average home price in Langley and my Langley market update.

Murrayville tends to suit buyers who want an established area close to services and don’t need new construction. Brookswood offers bigger lots and more planned change. Walnut Grove is the steadier family suburb north of Highway 1. Compare areas in best neighbourhoods in Langley, or read the Walnut Grove and Brookswood guides.
