How Langley School Catchments Work and How They Affect Home Prices
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 18, 2026
School catchments in Langley decide which public school your child has first priority to attend, and that priority comes from your home address. The Langley School District (SD35) sets them for both the City of Langley and the Township of Langley. A catchment gives you priority, not a guaranteed seat. Programs of choice, like French Immersion, use a district-wide application that doesn't depend on your street. And boundaries change: new Willoughby catchments start in September 2027. As for prices, I couldn't find a published source that measures a catchment premium in Langley. Here's what the rules say, what's known about prices, and what to check before you buy.
Langley school catchments at a glance
| Topic | What the rules say |
|---|---|
| Who sets catchments | SD35, under the B.C. School Act. One district covers the City and the Township. |
| How to find yours | SD35 School Locator (search by street address or development name), or call the board office at 604-534-7891 |
| Who gets in first | Continuing students, then new catchment students, then non-catchment Langley students, then students from outside the district |
| If the school is full | Catchment students go on a School Placement List and attend a neighbouring school until space opens |
| Out-of-catchment requests | Register at your catchment school first, then file a cross-boundary form by May 15. Approval isn't guaranteed. |
| Programs of choice | Central application each October, random draw if there are more applicants than seats. Your Langley address doesn't change your odds. |
| Transportation | Families who choose a non-catchment school or a choice program handle their own transportation |
| Proof of address | A subject-free home purchase contract is one accepted document, plus a second proof of B.C. residence |
| Boundaries | They can change. New Willoughby Slope catchments take effect in September 2027. |

How school catchments work in Langley
The School Act defines a "catchment area child" as a school-age child who lives in a school's catchment area. When a school has space, the Act sets the order: catchment children who attended that school the previous year, then other catchment children, then children from elsewhere in the district, then children from outside it. SD35 applies those rules through Administrative Procedure (AP) 305. It says students living in an attendance zone "will normally attend the school in that catchment area."
Four details matter when you're buying:
- Space comes first. Priority only counts if there's room. Under AP 305, the principal decides available space based on the school's operating capacity, staffing, physical space and the needs of its programs.
- Boundaries are drawn street by street. SD35's boundary descriptions sometimes include only one side of a road. Part of the new R.E. Mountain Secondary boundary, for example, runs along Highway 1 "south side only." Two homes facing each other can sit in different catchments.
- Feeder schools set the path. Each elementary school feeds a middle or secondary school named in SD35's boundary descriptions. An address gives you a whole path, not just one school.
- Siblings help, within the same school. AP 305 gives siblings priority at a school where a brother or sister is enrolled, when they'll attend at the same time.
Grade structure also varies. SD35's 2026 brochure lists some elementary schools as K-5 and others as K-7. Its middle schools are grades 6-8. Brookswood, D.W. Poppy and Walnut Grove secondaries are 8-12, while Aldergrove, Langley Secondary and R.E. Mountain are 9-12. Ask which path applies to the exact address.
Moving within Langley? Under AP 305, continuing students are re-enrolled automatically, subject to space. But a student attending outside their catchment must apply again when moving up to the next school level, such as middle or secondary school.

Registration timing: Kindergarten, new students and cross-boundary requests
SD35 registers new students online through MyEducation BC. Under AP 305, catchment and cross-boundary applications open on the first school day in January, after Winter Break. SD35 says registration for 2027/28 begins in January 2027.
- Kindergarten. For 2026/27, children who turned five by December 31, 2026 were eligible. Timing matters: when applications have the same priority, AP 305 ranks them by the date and time of the completed application. For 2026/27, the registration window closed on February 17, 2026.
- Cross-boundary requests. Register at your catchment school first. Have the catchment principal sign the cross-boundary form, then take it to the school you want. AP 305 sets a May 15 deadline. SD35 says decisions are generally not made before June 15, and requests can be accepted, denied or deferred until September 15. SD35 also says that "due to enrolment growth in various regions in the District, approval of Cross Boundary Applications is not guaranteed."
- Proof of address. SD35's list of accepted residence documents includes a "Subject-Free Home Purchase Contract." You also need a second document showing B.C. residence. So once your subjects are removed, you have one of the documents SD35 accepts, even before you move in. See conditional vs. firm offers in Langley.
- Arriving when the school is full. If SD35 can't fit a new catchment student at the catchment school, AP 305 puts the student on a School Placement List, in order of application date and time. The student attends a neighbouring school until space opens.
Programs of choice aren't tied to your address
AP 305 says the catchment for a district program is "the entire District." Entry to programs of choice is by application only. SD35 lists these:
- Early French Immersion: Kindergarten entry at Belmont and James Kennedy
- Late French Immersion: Grade 6 entry at Alex Hope and Noel Booth
- Fine Arts: Kindergarten entry at Langley Fine Arts School
- Fundamental: Kindergarten entry at Coghlan Fundamental and Langley Fundamental
- Montessori: Kindergarten entry at Uplands
- U-Connect: Kindergarten entry at Simonds
- Langley Environmental Awareness Program (LEAP): Kindergarten to Grade 6 entry at Fort Langley, with an extra application step
Registration for September 2027 entry opened at noon on October 5, 2026 and runs until October 26, 2026, on SD35's online application site. Montessori and U-Connect are open until filled. Under AP 306, families can apply to up to two programs. Priority goes first to Langley-resident siblings of students already in the program, then to other Langley residents, then to non-residents. If there are more applicants than seats, AP 306 uses a random draw, which SD35 expects to hold in November. District buses aren't provided for choice programs, under Policy 18.
At the secondary level, SD35's brochure lists French Immersion at Brookswood and Walnut Grove secondaries and the International Baccalaureate (IB) program at R.E. Mountain. SD35 says IB is a district program that "will accept students from catchments beyond RE Mountain Secondary."
So buying next door to a French Immersion school doesn't improve your odds of a seat. Living anywhere in the district does.

Catchments change: Willoughby's new boundaries for 2027
SD35 is opening two new schools in the Smith neighbourhood on the Willoughby Slope in September 2027: stɑtl̓əw̓ Middle and Emery Dosdall Secondary. In April 2026, the Board approved new catchments for the Willoughby Slope. In its May 1 letter to families, SD35 wrote that "nearly all of the schools on the Willoughby Slope have high enrolment and are currently at capacity." Starting in September 2027, these are the paths, depending on the home address:
| Elementary school | Middle school | Secondary school |
|---|---|---|
| Willoughby | Yorkson Creek | Emery Dosdall |
| Lynn Fripps | stɑtl̓əw̓ | Emery Dosdall |
| Richard Bulpitt | stɑtl̓əw̓ | Emery Dosdall |
| Donna Gabriel Robins (East) | stɑtl̓əw̓ | Emery Dosdall |
| Donna Gabriel Robins (West) | Peter Ewart | R.E. Mountain |
| Josette Dandurand | Yorkson Creek | R.E. Mountain |
| Langley Meadows | Peter Ewart | R.E. Mountain |
| R.C. Garnett Demonstration School | Peter Ewart | R.E. Mountain |

Students going into Grade 12 at R.E. Mountain in September 2027 stay there to graduate, but their younger siblings aren't grandfathered. SD35 said it would add the new catchments to the School Locator in fall 2026, before January 2027 registration. Until you can confirm an address there, use SD35's September 2027 catchment infographic.
More capacity is planned, but much of it isn't funded yet:
- Approved: a 300-seat addition at R.E. Mountain Secondary, approved April 15, 2026, with target occupancy in December 2028, according to SD35's 2026/27 financial plan.
- Requested, not approved: in June 2026, the Board approved a five-year capital plan request to the Province. It lists classroom additions at six schools, including Donna Gabriel Robins, Langley Meadows and Douglas Park, plus new elementary schools in the Latimer, Gordon (Jericho) and Williams neighbourhoods, a new Willoughby-area middle school and a new Brookswood middle school. SD35's meeting summary says the list "reflects how the District is behind in capital projects."
- Being explored: in February 2026, the Township, the Province and SD35 signed a memorandum of understanding to look at replacing Willoughby Elementary on six acres along 80 Avenue, in the south part of Yorkson Community Park. The next step is a Township feasibility study on costs and timelines. I found no confirmed opening date.
Every new school means new boundaries. A home's catchment today may not be its catchment in a few years. More in my Willoughby guide, Yorkson guide and Brookswood and Fernridge guide.
How catchments affect home prices in Langley
I couldn't find a published source that measures a school catchment premium in Langley. The Fraser Valley Real Estate Board (FVREB), which reports Langley sales, publishes one set of benchmark prices for all of Langley, City and Township together. It doesn't report prices by school catchment.
| Langley-wide, September 2026 | MLS® HPI benchmark | Change vs. Sept. 2025 | Sales | Active listings | Sales-to-active |
|---|---|---|---|---|---|
| Detached | $1,471,100 | -6.7% | 64 | 449 | 14.3% |
| Townhouse | $802,600 | -4.4% | 61 | 283 | 21.6% |
| Apartment/condo | $525,900 | -9.2% | 67 | 416 | 16.1% |
Source: Fraser Valley Real Estate Board, MLS® Summary and MLS® Home Price Index, September 2026 (released October 5, 2026). Sales-to-active ratios calculated from FVREB figures. Benchmarks describe a typical home, not a specific property or a forecast.
The closest local research I found comes from the University of British Columbia. Sauder School of Business professors John Ries and Tsur Somerville studied the Vancouver School Board's catchment changes of 2000-2001, using 19,225 home sales from 1996 to 2003 (published in The Review of Economics and Statistics, 2010). They found no price effect for the 75% least expensive homes. Among the 25% most expensive homes, a one-standard-deviation improvement in the local secondary school's test scores went with prices about 1.9% higher. That's Vancouver, more than 20 years ago, and it uses test scores. It doesn't tell you what any Langley catchment is worth today.
You'll see percentage premiums for Langley catchments online. If no source is given, treat them as opinion. Here's how catchments can still matter:
- Family demand. If more buyers want a certain school path, it can show up in how fast similar homes sell. You'd see it in recent sales, not Langley-wide averages.
- Capacity limits the promise. At a full school, new catchment students can be placed at a neighbouring school. A buyer paying extra for a school may not get it right away.
- Boundaries move. Willoughby shows that a home's secondary school can change without anything changing about the home.
- Programs are district-wide. French Immersion, Fine Arts, Fundamental and IB don't depend on which Langley street you live on.
- Other factors overlap. Catchment lines often follow differences in lot size, home age, traffic and location. That makes a school effect hard to separate, which is why the UBC study compared repeat sales of the same homes.

What this means for buyers
- Check the address, not the neighbourhood. Use the SD35 School Locator. On edge streets, check the catchment map too. Write down the elementary, middle and secondary schools for each home.
- Check for 2027 changes. In Willoughby, use SD35's September 2027 infographic until the locator shows the new boundaries.
- Ask about space. Call the school or SD35 about enrolment and whether new students are being placed at other schools.
- Don't count on a choice program. Apply during the October window, but plan around the catchment school.
- Compare sales on both sides of a boundary. Look at similar homes sold in the same months. If buyers pay more for a catchment, that's where it shows up. I can pull those sales for you.
- Time your offer. A subject-free purchase contract is one of the residence documents SD35 accepts. Cross-boundary requests are due by May 15.

FAQ
Does buying a home in a catchment guarantee my child a spot? No. Catchment students get priority when there's space. If the school is full, SD35 places new catchment students at a neighbouring school until space opens.
How do I check a home's school catchment in Langley? Use the SD35 School Locator or call the board office at 604-534-7891. For Willoughby addresses from September 2027, use SD35's 2027 catchment infographic until the locator is updated.
Can my child attend a school outside our catchment? You can ask. Register at your catchment school first, then file a cross-boundary request by May 15. Approval depends on space, and you'll handle transportation.
Do homes in certain Langley catchments sell for more? No published source I found measures that in Langley. FVREB reports prices for Langley as a whole. To test it, compare recent sales of similar homes on both sides of a boundary.
Which Langley catchment has the best schools? SD35 doesn't rank its schools, and I don't use third-party rankings. Compare the school path, programs and space for each address instead.
Are the City of Langley and the Township in the same school district? Yes. SD35 covers both. Its Board has seven trustees: five elected from the Township and two from the City. See Langley City vs. Langley Township.
Conclusion
Langley school catchments give your child priority at a school based on your address, but not a guaranteed seat. Space, feeder paths and boundary changes all matter. On prices, no published source I found measures a Langley catchment premium. The honest way to judge one is to compare recent sales of similar homes on each side of the line. Check the address, check the 2027 changes, and ask about space before you write an offer.
