South Surrey: Ocean Park, Crescent Beach, and the Premium You Pay
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 9, 2026
South Surrey is the part of Surrey most people picture near the water: Ocean Park, Crescent Beach and the neighbourhoods around them. It’s also where Surrey’s detached prices are highest on the Fraser Valley Real Estate Board’s figures. If you’re looking here, the useful questions are how big that premium actually is, what you get for it, and what’s different about buying near the coast. Here’s what the official sources say.
South Surrey at a glance
South Surrey is one of the City of Surrey’s six communities. It’s separate from the City of White Rock, which has its own council, though FVREB reports the two together.
| Measure (2021 Census) | South Surrey | City of Surrey |
|---|---|---|
| Population | 88,445 | 562,635 (profile base) |
| Share of Surrey population | 16% | 100% |
| Area | 11,375 ha | 32,621 ha |
| Occupied private dwellings | 34,490 | 185,671 |
| Average household income (2020) | $132,400 | $116,600 |
| Renters | 20% | 30% |
| Took transit to work | 4.3% | 13% |

The takeaway: South Surrey covers about a third of Surrey’s land area. It has the highest average household income of Surrey’s communities in the City’s profiles, a lower share of renters, and very low transit use for commuting.
Ocean Park, Crescent Beach and the rest of South Surrey
Ocean Park and Crescent Beach are on South Surrey’s west side, near Boundary Bay and Semiahmoo Bay. South Surrey also includes larger inland areas with newer subdivisions and rural land. The City has approved land-use plans for South Surrey, and the area’s character varies a lot from one pocket to the next.
Buying near the coast has some extra checks:
- Flood risk. Low-lying coastal areas such as Crescent Beach are part of the City of Surrey’s coastal flood planning work. Ask about the property’s elevation, flood construction requirements and insurance before you remove subjects.
- Older homes on valuable lots. Some waterfront-area homes are priced mostly on land value. Check the zoning and any building restrictions before you plan to renovate or rebuild.
- Seasonal traffic and parking near beaches can change how a street feels in summer.

What homes cost: the premium in numbers
FVREB reports White Rock / South Surrey as one area. The figures below include the City of White Rock.
| White Rock / South Surrey, September 2026 | MLS® HPI benchmark | Change vs Sep 2025 | Median sale price | Sales | Active listings | Sales-to-active |
|---|---|---|---|---|---|---|
| Detached | $1,612,500 | -7.4% | $1,628,000 | 60 | 600 | 10.0% |
| Townhouse | $797,100 | -11.2% | $800,000 | 47 | 283 | 16.6% |
| Apartment/condo | $544,400 | -7.7% | $510,500 | 43 | 310 | 13.9% |

White Rock / South Surrey area (FVREB’s White Rock / South Surrey reporting area, which includes the City of White Rock); not South Surrey alone. Sales-to-active ratios are calculated from FVREB figures. The benchmark describes a typical home, not any particular property, and isn’t a forecast.

Compared with FVREB’s central Surrey area in September 2026:
| Benchmark, September 2026 | White Rock / South Surrey | Central Surrey | Difference |
|---|---|---|---|
| Detached | $1,612,500 | $1,304,100 | +$308,400 (+23.6%) |
| Townhouse | $797,100 | $749,600 | +$47,500 (+6.3%) |
| Apartment/condo | $544,400 | $460,200 | +$84,200 (+18.3%) |

How to read that:
- The premium is mostly in detached homes. A typical detached home benchmarked about $308,000 higher than in central Surrey. For townhouses, the gap was much smaller.
- Townhouses fell the most here over the year (-11.2%), more than detached (-7.4%) or apartments (-7.7%).
- Detached sales were up compared with September 2025 (60 vs 41), but there were 600 active detached listings, so buyers still had choices.
- Waterfront and view homes sit well above any benchmark. The benchmark describes a typical home, not an Ocean Park view lot.

| Apartment benchmark, Sep 2026 | $544,400 | $525,900 |

Townhouses were benchmarked at about the same price in both areas; the gap is in detached homes. If you’re weighing South Surrey against Langley, see Langley vs Surrey, and the Brookswood and Fort Langley guides.

Conclusion
South Surrey’s premium is real, but it’s mostly in detached homes: about $308,000 above central Surrey’s benchmark in September 2026, while townhouses cost only slightly more. In return you get coastal neighbourhoods and lower density. You’ll likely drive more, and near the water you’ll need to check flood risk. Before you offer, look at recent solds for the exact pocket, the property’s elevation and zoning, and the school catchment.
