Surrey Home Prices by Town Centre: Where Your Budget Goes Furthest

average home price

The same Surrey budget does not buy the same home in every town centre. According to the Fraser Valley Real Estate Board August 2026 MLS Home Price Index, a typical North Surrey apartment sat at $401,400, a typical Surrey Central detached house sat at $1,322,800, and a typical South Surrey and White Rock detached house sat at $1,649,200.

That is a $1.25 million spread between the cheapest official condo line and the dearest official house line inside one city. A single "average Surrey home price" hides that gap.

This guide ranks Surrey's six town centres by what a dollar actually buys, using the August 2026 board file and late-September sold snapshots. If you are mapping a first offer, start with buying a home in Surrey and the first-time buyer path.

Why the Citywide Average Is the Wrong Planning Number

Late-September MLS snapshots put the 30-day average sold price across all Surrey housing types near $972,950. That figure is real. It is still a poor shopping number.

The mix of sales drives it. City Centre and Guildford condos close in volume. Cloverdale and Fleetwood family product closes in the middle. South Surrey detached homes close at a much higher ticket. Blend them and you get a midpoint that matches almost nobody's shortlist.

Use three layers instead. Start with the MLS Home Price Index benchmark for the housing type. Check the recent average sold price in the town centre you will tour. Then read the solds on the exact streets, not the city headline.

August 2026 Official Price Map

The City of Surrey plans around six town centres: City Centre, Guildford, Fleetwood, Newton, Cloverdale, and Semiahmoo in South Surrey. The board publishes four HPI areas. Match them before you compare averages.

Same Home Type, Six Different Price Tags

Budget stretch is only honest when you hold the housing type constant. A $700,000 Guildford townhouse is not "cheaper" than a $1.3 million Newton house. They are different products.

On the same product, the spread is the story. A typical North Surrey townhouse costs $138,900 less than a typical South Surrey townhouse. A typical Surrey Central house costs $326,400 less than a typical South Surrey and White Rock house.

Where the Same Budget Goes Furthest

Rank town centres by the product your approval can carry, not by the blended average. The board Chair, Ishaq Ismail, called August a standoff: some buyers can negotiate below asking, while sellers who need to move are more likely to accept lower offers. That leverage is widest where inventory is thickest, which in Surrey still means City Centre condos and large Newton listing pools.

City Centre: Most home access per dollar

City Centre is where a first approval turns into keys fastest. The August North Surrey apartment benchmark of $401,400 is the lowest official condo line in the city. Townhouses at $681,400 undercut every other HPI area.

You trade yard space and quiet streets for SkyTrain, SFU Surrey, KPU, and City Hall. That is the correct trade if the goal is getting in, not matching a South Surrey floor plan.

Confirm carrying costs before you fall for a tower amenity list. Pair listings with how the purchase is financed and a written home-buying process.

Guildford: Condo value with a house exception

Guildford looks cheap on blended solds because mall-area condos dominate the tape. A late-September 30-day snapshot put Guildford's mixed average near $560,439. That number is a condo story, not a house story.

Fraser Heights sits in the same planning area and recently printed house averages near $1.70 million. Shop Guildford as two markets: transit-and-mall product around Guildford Town Centre, and a premium detached pocket on the heights.

Newton: Best detached stretch outside the north end

Newton is Surrey's largest community and the cleanest answer to "where does a house budget go furthest." Surrey Central detached sat at $1,322,800 in August, $326,400 below the South Surrey and White Rock house line.

Late-September mixed averages clustered near $834,800 in East Newton and $881,500 in West Newton. Those blends still include townhouses. Older houses with suite potential remain the value product, especially along the King George and Scott Road corridors.

You give up Semiahmoo beaches and some school prestige. You keep a yard, a driveway, and a payment that still clears the mortgage stress test for more households.

Fleetwood: Middle path, SkyTrain premium coming

Fleetwood spends like a family market, not a tower market. The late-September Fleetwood Tynehead mixed average sat near $923,450. Townhouses do the heavy lifting. Detached homes track the $1,322,800 Surrey Central benchmark.

The Surrey-Langley SkyTrain extension along Fraser Highway is the long-term price support. You pay some of that anticipation now. You still pay less than South Surrey for a similar bedroom count.

Cloverdale: Small-town product, mid-city ticket

Cloverdale has its own HPI row, which makes the prices cleaner than Guildford or Newton. August benchmarks were $505,700 for apartments, $757,200 for townhouses, and $1,339,700 for detached homes.

The late-September Cloverdale mixed average sat near $1,026,944. Clayton often shops as Cloverdale even when the listing sheet says otherwise. Clayton's recent mixed average near $813,299 is townhouse-heavy. Confirm the street, not the area label.

Cloverdale is rarely the cheapest line. It is often the line where the same money buys a more complete neighbourhood: Main Street, schools, and a house that still undercuts South Surrey by about $300,000.

South Surrey: Lifestyle premium, least stretch

Semiahmoo Town Centre, Grandview Heights, Ocean Park, Crescent Beach, and Morgan Creek sit in the South Surrey and White Rock file. This is where the budget buys the least floor space per dollar.

The $1,649,200 detached benchmark is the city's high floor. Townhouses at $820,300 cost more than a typical Newton or Cloverdale townhome. Apartments at $550,800 are the most expensive official condo line in the four HPI areas.

Pay that premium for schools, shoreline access, and a quieter grid. Do not pay it because a citywide average made $1 million look like "the Surrey price."

Sources: late-September 2026 MLS sold snapshots compiled from public market trackers that draw on the same listing pool as the Fraser Valley board. Mixed averages include every housing type that closed, so a $560,000 Guildford print is not comparable to a $1.70 million Fraser Heights print.

How to Spend the Budget Without Overpaying the Wrong Centre

Pick the housing type first. Then pick the town centre. Doing it in reverse is how buyers spend $200,000 extra for a product they never needed.

•       If the approval tops out under $550,000, shop City Centre and Guildford apartments. Do not tour Newton houses "just to see."

•       If the approval sits between $650,000 and $850,000, shop Newton, Guildford, Cloverdale, and Fleetwood townhouses. Compare strata fees, parking, and remaining building warranty, not just the sticker.

•       If the approval clears $1.25 million, run Newton, Fleetwood, and Cloverdale houses against one South Surrey house. Price the payment gap, not the postcard.

•       If schools and shoreline are the non-negotiable, budget to the South Surrey detached line and stop hunting a $1.1 million "deal" that does not exist there.

When two centres look close on paper, walk both with a local agent and price the monthly difference. Book a consult or start from current homes for sale.

Surrey Versus Langley on the Same Budget

Langley's August 2026 detached benchmark was $1,479,400. That sits between Surrey Central at $1,322,800 and South Surrey at $1,649,200. A household approved to $1.35 million often gets more detached choice in Newton or Cloverdale than in South Surrey or south Langley prestige pockets.

Langley condos are a different comparison. The Langley apartment benchmark in the same month was $534,000, which is above North Surrey's $401,400 line. City Centre still wins on entry price. Langley and Fleetwood still win on family townhouses for many first-time buyers.

Read the two markets side by side in the Langley price breakdown and the Surrey town-centre market update before you lock a search radius. Then compare carrying costs on Langley listings against Surrey, not against a regional headline.

FAQ

What is the average home price in Surrey by town centre?

The Fraser Valley Real Estate Board does not publish one average for each of Surrey's six town centres. In August 2026 the closest official composites were $640,800 for North Surrey, $912,700 for Surrey Central, $930,900 for Cloverdale, and $1,010,000 for South Surrey and White Rock.

Where does a first-time buyer budget go furthest in Surrey?

On the same housing type, the budget stretches furthest in City Centre and Guildford for condos and townhouses, and in Newton for an entry detached house. North Surrey apartments sat at $401,400 and townhouses at $681,400. Surrey Central detached sat at $1,322,800 versus $1,649,200 in South Surrey and White Rock.

What does $800,000 buy in Surrey right now?

Around $800,000 you are usually shopping a townhouse, not a typical detached house. That budget covers a Guildford or Newton townhome and many Cloverdale townhomes near the $757,200 benchmark. In South Surrey the same money is closer to a smaller or older townhouse against an $820,300 benchmark.

Is Guildford cheaper than Fleetwood?

On blended solds, yes, because Guildford closes more condos. A late-September snapshot put Guildford near $560,439 and Fleetwood Tynehead near $923,450. Compare the same product. A Guildford mall-area condo is cheaper than a Fleetwood family townhouse. Fraser Heights detached is not cheap.

How much house can I buy in Newton versus South Surrey?

The August 2026 detached benchmark for Surrey Central, which includes Newton, was $1,322,800. The South Surrey and White Rock detached benchmark was $1,649,200. That is a $326,400 gap on the typical house, before lot size, age, and school catchment.

Why is the Surrey average price different from the price of a house?

Headline averages mix condos, townhouses, and detached homes. Late-September 30-day solds across Surrey averaged about $972,950. City Centre towers pull that number down. South Surrey houses pull it up. Plan from the type benchmark, then check solds on the streets you will tour.
