Clayton Heights: Townhouse Central and Whether It's Worth It
Written by Rob Visnjak, Personal Real Estate Corporation | Oakwyn Realty Ltd. | Published October 11, 2026
Clayton, Surrey (usually called Clayton Heights) is in Surrey’s northeast corner, right next to Willoughby in Langley. For a lot of buyers, it’s where a townhouse budget leads. Whether it’s worth it depends on what you’re comparing it to: a detached home in the same area, a townhouse across the border in Langley, or a condo. Here’s what the official numbers show and what to check before you buy.
Clayton, Surrey at a glance
The City of Surrey’s Cloverdale profile lists Clayton Heights as one of Cloverdale’s neighbourhoods. The City doesn’t publish a separate Clayton population in the profiles used here, so the figures below are for Cloverdale as a whole, plus Surrey-wide housing data.
| Measure | Figure | Source |
|---|---|---|
| Cloverdale community population (includes Clayton), 2021 | 73,355 | City of Surrey, Cloverdale profile |
| Cloverdale share of Surrey population | 13% | City of Surrey, Cloverdale profile |
| Row houses as a share of Surrey’s occupied dwellings, 2021 | 30,930 of 185,670 (16.7%) | Statistics Canada, 2021 Census Profile, Surrey |
| Single-detached houses, Surrey, 2021 | 60,895 | Statistics Canada, 2021 Census Profile, Surrey |
| Planned SkyTrain station | Clayton (Surrey Langley SkyTrain) | Province of B.C. |
Sources: City of Surrey, Cloverdale Neighbourhood Profile (2021 Census Data); Statistics Canada, 2021 Census Profile, Surrey (City); Province of B.C., Surrey Langley SkyTrain project. Share calculated from StatCan counts.

The takeaway: townhouses (row houses) were about one in six homes across Surrey in 2021. Official data doesn’t give the share for Clayton alone, but its newer subdivisions add a lot of townhouse supply to FVREB’s Cloverdale area.
What’s planned for Clayton
Two things will shape Clayton over the next decade:
- SkyTrain. The Surrey Langley SkyTrain extension includes a Clayton station along Fraser Highway. The Province expects the line to open in late 2029.
- The Clayton Corridor Plan. The City lists it among its ongoing land-use plans, along with the 196 Street Plan.
The City also runs the Clayton Community Centre at 7155 – 187A Street, which includes recreation, arts and library services.
Areas near the station and corridors are likely to see more density and more construction. If you’re buying near Fraser Highway or 196 Street, check the City’s latest plan materials first. See also what SkyTrain means for Surrey property values.

What townhouses cost, and how they compare
FVREB reports a Cloverdale area that includes Clayton. It doesn’t publish Clayton separately.

So is a Clayton townhouse worth it? Three comparisons using September 2026 FVREB benchmarks:
| Comparison | Benchmark A | Benchmark B | Gap |
|---|---|---|---|
| Cloverdale townhouse vs Cloverdale detached | $754,300 | $1,317,200 | $562,900 less for the townhouse |
| Cloverdale townhouse vs Langley townhouse | $754,300 | $802,600 | $48,300 less in Cloverdale |
| Cloverdale townhouse vs Cloverdale apartment | $754,300 | $506,700 | $247,600 more for the townhouse |

How to read that:
- A townhouse is the middle step. In September 2026, it cost roughly half a million dollars less than a typical detached home in the same FVREB area, and about $250,000 more than an apartment.
- Across the border, Langley’s townhouse benchmark was about $48,000 higher. Clayton and Willoughby sit next to each other, so many buyers compare both.
- Townhouses were the most contested type in Cloverdale (20.3% sales-to-active), so well-priced units may sell faster than detached homes.
- Strata fees are part of the price. A lower purchase price with high monthly fees may not save you money. See strata fees in Surrey.
What to check on a Clayton townhouse
- Strata documents: bylaws (pets, rentals, parking), minutes, depreciation report, contingency reserve fund, and any special levies.
- Warranty: newer homes in B.C. generally carry home warranty insurance that runs from the original completion date. Ask how much coverage is left.
- Parking: tandem garages, visitor parking and street parking limits matter in dense complexes.
- What’s planned next door, especially near Fraser Highway and the future station.
