The Home Buying Process

1. Search and Interview Real Estate Agents

You will be spending a lot of time with and putting a lot of trust in your agent. It is important you understand who you are working with and feel comfortable that they are the best fit to insure the security of your largest investment. An experienced agent will also have numerous resources at their disposal, such as mortgage brokers, home inspectors, and lawyers. 2. Get Pre-approved for a mortgage

Before you begin the search for a home, it’s important to meet with a mortgage broker. This will help you understand the amount of money you will have at your disposal, the interest rate the lender will charge you, and the amount of your monthly payment. It is also a good idea to have all this prepared just in case you find your dream home tomorrow and aren’t scrambling to get your finances in order.

3. Understand the Costs

It is important to understand the additional costs when purchasing a home, above and beyond the cost of the house itself. Your Realtor and Mortgage Broker will help you understand and prepare for some of these additional costs that may include items such as:
- Legal fees
- Home Inspection
- GST
- Property Transfer
- Tax Home Insurance
- Appraisal Fees

4. Create the Wish List

This will be one of the most important steps in the process with your agent. They will ask you a series of questions as they try to discover your wants and needs. Factors such as location, layout, your lifestyle, number of bedrooms and bathrooms are great starting points.

5. Preview Homes

Now it starts to get exciting! You know how much you can spend, and what you are looking for. We can finally set you up on our property search collaboration system and get you exploring homes. Our system will allow you to see the same properties at the exact same time that Realtors get to see them. You will also be able to save, reject and communicate directly with us about any properties in the collaboration centre.

6. View Homes

Now that you’ve had a chance to view them online, it’s time to short-list your favourites and view them in person. During this step in the process it is important to provide open feedback to your agent to help us better understand your needs. This is also a great time to take advantage of your agents industry knowledge on the home, the area, and other important details that may be important to you.

7. Write an Offer

When you finally find ‘the one’ its time draft the offer and present it to the Seller. This is by far the most complicated and critical part of the process. It is imperative that your agent is experienced and understands the subtle nuances with various property types and areas. Once you have successfully negotiated the terms of the deal it’s on to the final few steps!

8. Do your Diligence

Once we have an offer accepted, it is at this point we can complete our diligence on the property and get the final approval for your financing. Typically, you will be afforded time to complete a home inspection, review the title to the property, and obtain final approval from your lender for your mortgage.

9. Complete the Sale

Now that everything on the home and your finances checks out, we can hand in your deposit and prepare all the closing documents for the lawyers. As your closing date approaches you will be asked to meet with your lawyer or notary to sign off on the final paperwork and pay fees owed. Once this is done, the property is transferred into your name and you officially own a new home!

10. Get your Keys

Clearly, the best step in the entire process! Your agent will meet you at your new home to do a final walk-through and hand you the keys to your new home!
