home owner grant bc

Surrey homeowners pay property tax at $3.42731 per $1,000 of assessed value in 2026. The BC Home Owner Grant then cuts that bill by $570 on a regular claim, or by $845 if you qualify for the additional grant.

That combined residential rate is the official City of Surrey Class 1 total. It includes the municipal levy plus school tax, TransLink, Metro Vancouver, BC Assessment, and the Municipal Finance Authority.

According to the Province of British Columbia, “The home owner grant reduces the amount of property taxes you pay each year on your principal residence.” You apply every year. Miss July 2 and an unclaimed grant is treated like unpaid tax.

Quick numbers for 2026

Regular Home Owner Grant in Surrey: $570.

Additional grant (seniors, veterans, disability): $845 total.

Full-grant threshold: $2,075,000 assessed or partitioned value.

Surrey Class 1 total rate: $3.42731 per $1,000 of assessed value.

Typical single-family assessment (BC Assessment): $1,464,000.

Tax due date: July 2, 2026. Penalties: 5% after July 2, then 5% after September 2.

What Surrey Homeowners Pay on the 2026 Tax Notice

Value-based tax is assessed value divided by 1,000, multiplied by 3.42731. A typical single-family home at $1,464,000 owes about $5,018 before the grant and before parcel charges.

BC Assessment set that typical 2026 single-family figure at $1,464,000, down 6% from $1,563,000. Typical strata assessments fell about 7%, from $695,000 to $649,000. A lower assessment does not automatically produce a lower bill.

Council approved a 2.6% general municipal tax increase, about $75 on the City portion for the average single-family dwelling. School tax, TransLink, and other authorities set their own rates, so the combined mill rate still moved from $3.10828 in 2025 to $3.42731 in 2026.

How the 2026 Surrey Residential Rate Is Built

The mill rate is the dollars of tax per $1,000 of assessed value. Surrey publishes each component so you can see what funds police, fire, parks, roads, and the provincial and regional authorities.

On the typical $1,464,000 house, the municipal total of $1.84251 produces about $2,697. The remaining $2,321 is school tax and the other authorities. That split is why a City budget increase of 2.6% is not the same as a 2.6% change in your full bill.

Additional school tax on homes over $3 million

The Province adds a separate school tax on the residential portion above $3 million. For the 2026 tax year that rate is 0.2% between $3 million and $4 million, and 0.4% above $4 million.

A $3.5 million assessment pays an extra $1,000. A $5 million assessment pays $2,000 on the first million over $3 million plus $4,000 on the next million, or $6,000 in additional school tax. Those rates rise again for the 2027 tax year.

The Home Owner Grant in Surrey

Surrey sits inside the Metro Vancouver Regional District, so the Fraser Valley and Capital Region amounts apply. The regular 2026 grant is $570. The additional grant is $845. You claim one or the other, not both.

The full grant applies only when the assessed or partitioned value is $2,075,000 or less. That threshold dropped from $2,175,000 in 2025, the first cut since the 2020 tax year. Above the line, the grant falls by $5 for every $1,000 of value.

You must still pay at least $350 in property tax after a regular grant, or at least $100 after an additional grant. The grant is a credit on the notice, not a cheque.

Who qualifies

You must be the registered owner or a qualifying survivor, a Canadian citizen or permanent resident, a B.C. resident, and occupying the home as your principal residence. One grant per year. A basement suite in the same principal residence does not create a second claim.

You claim the additional grant instead of the regular grant if you are 65 or older in the tax year, a veteran, a person with a disability, living with a spouse or relative with a disability, or the spouse or relative of a deceased owner who would have qualified. The Province reported that in 2025 nearly 500,000 seniors and more than 19,000 people with disabilities received the extra support.

Apply online after the tax notice arrives at gov.bc.ca/homeownergrant or call 1-888-355-2700. Surrey counters do not process the provincial form.

Parcel Taxes and Utility Bills Are Separate From the Mill Rate

The July tax notice is not the full annual cost of owning in Surrey. Three flat charges ride on that notice. Water and sewer arrive on a different bill.

Add the July notice and the April utility bill and a typical single-family owner on city water and sewer is looking at roughly $8,200 a year before any additional school tax. Strata owners usually pay waste, water, and sewer through the strata or a different mix of City charges.

A secondary suite adds another waste charge of $172.04 in 2026. Confirm suite registration with the City before you treat a two-dwelling property as a single-bill purchase.

Deadlines, Penalties, and Who Pays After a Purchase

Pay current-year taxes and apply for the grant by July 2, 2026. The City of Surrey mails the notice at the end of May. If July 2 falls on a weekend or statutory holiday, the next business day is accepted without penalty.

•       5% penalty after midnight on July 2, including an unclaimed grant.

•       A further 5% after September 2.

•       You can still apply for the 2026 grant until December 31, 2026, but a late application does not erase a penalty already posted.

•       Properties with three years of unpaid tax can proceed to the annual tax sale on the last Monday of September.

On a $4,000 unpaid balance, the first 5% is $200. If the $570 grant was also unclaimed, the penalty sits on that amount too.

If a lender pays your taxes from a mortgage account, you still apply for the grant yourself. The lender does not claim it. Confirm with your notary who pays in the year you complete. A mid-year purchase can leave the July bill with the seller, the buyer, or a credit on the statement of adjustments.

How First-Time Buyers Should Use This When Comparing Surrey Homes

List price is not carrying cost. A townhome in Newton, a condo near Surrey City Centre, and a detached house in South Surrey can produce very different July bills at the same purchase price because assessments, parcel charges, and utility setups differ.

1.    Read the assessed value on the BC Assessment notice, not just the list price.

2.    Estimate tax as assessed value ÷ 1,000 × 3.42731, then subtract $570 or $845 if you will qualify.

3.    Add the Class 1 parcel charges: $300 capital, $250.71 drainage, and $344.08 waste if the City collects them on that folio.

4.    Ask whether water and sewer are flat-rate City accounts, metered, or paid through the strata. Flat-rate water and sewer alone are $2,856 in 2026.

5.    Build that annual number into the same worksheet you use for the home buying process and financing conversation.

If you are comparing Surrey with Langley, remember the two Langleys use different municipal rates and a different second penalty date. Review those figures before you treat a Langley listing and a Surrey listing as interchangeable carrying costs.

First-time buyers who want a principal residence in the Fraser Valley can book a consult or start with the first-time home buyer guide. When you are ready to look, use the property search or talk through an offer on the buy page.

FAQ

How much is property tax in Surrey in 2026?

The City of Surrey Class 1 residential total rate is $3.42731 per $1,000 of assessed value. A typical single-family home assessed at $1,464,000 owes about $5,018 before the Home Owner Grant and parcel charges. After the $570 regular grant, the value-based tax is about $4,448.

What is the BC Home Owner Grant in Surrey?

Surrey is in Metro Vancouver, so the 2026 regular grant is $570 and the additional grant is $845. The full grant applies when the assessed or partitioned value is $2,075,000 or less, according to the Province of British Columbia.

When are Surrey property taxes due in 2026?

Property taxes are due July 2, 2026. The City adds a 5% penalty after July 2 and a further 5% after September 2. An unclaimed Home Owner Grant is treated like unpaid tax for penalty purposes.

Does a lower 2026 assessment mean a lower Surrey tax bill?

Not automatically. BC Assessment reported a typical Surrey single-family assessment of $1,464,000 for 2026, down 6% from $1,563,000. The combined residential rate still rose from $3.10828 in 2025 to $3.42731 in 2026 because Council set a 2.6% general municipal tax increase and other authorities set their own rates.

Are water and sewer charges included on the Surrey property tax notice?

No. Flat-rate water and sewer for a single-family dwelling total $2,856 in 2026 and are billed separately, due April 2. Waste collection at $344.08, the $250.71 drainage parcel tax, and the $300 capital parcel tax are collected with property taxes on July 2.

Can a first-time buyer claim the Home Owner Grant the year they buy in Surrey?

Yes, if the previous owner did not claim the grant on that property for the same tax year, you did not already claim a grant on another B.C. property that year, and you occupy the home as your principal residence when you apply.
