We sent this out a bit late because we were nursing a turkey hangover! We hope everyone enjoyed thanksgiving and got to spend some time with family and friends.

You'll also find the latest news in the housing market — Demand for Fraser Valley real estate remained robust in September. While overall sales decreased compared to August, total sales reached the second-highest levels for the month of September in the 100-year history of the Board.

The Board processed a total of 1,866 property sales on its Multiple Listing Service® (MLS®) in September, a decrease of 10.6 per cent compared to August and a 16.4 per cent decrease compared to the same month last year.  

Larry Anderson, President of the Board, said, “While we’ve seen a solid increase in new listings compared to August, market conditions continue to be challenging for buyers. Considering the demand across the region, the increase is simply not enough to bolster the inventory required to create greater balance in the market.

New Listings Increase, Sales Soften

In September, the Board received 2,342 new listings, a decrease of 33.4 per cent compared to last year, and an increase of 11.2 per cent compared to August 2021. The month ended with a total active inventory of 3,812, which is a 6.5 per cent decrease compared to August, and a 48.3 percent decrease compared to September 2020.

Across Fraser Valley, in September, the average number of days to sell a single-family detached home was 26 and a townhome was 19 daysApartments took, on average, 26 days to sell.

Statistics for the month of September 2021:
  • Single Family Detached: At $1,362,220, the Benchmark price for an FVREB single-family detached home increased 1.9 per cent compared to August 2021 and increased 31.9 per cent compared to September 2020.
     
  • Townhomes: At $707,300, the Benchmark price for an FVREB townhome increased 1.4 per cent compared to August 2021 and increased 24.7 per cent compared to September 2020.
     
  • Apartments: At $504,500, the Benchmark price for an FVREB apartment/condo increased 1.2 per cent compared to August 2021 and increased 15.5 per cent compared to September 2020.

To Stage or Not to Stage…

Now let’s talk truth about selling your home — It can be a very stressful experience.  Every situation, home and person has their own set of challenges, frustrations and misbeliefs. For one, hiring a professional and reputable realtor is KEY. Second comes the common term called “Marketing”.  Easy right? Take photo’s, upload to the MLS and get ready for all those offers!

Not quite…. One of the key components to marketing is one’s emotional “draw” or connection to a product or service. Look at the world around you. We can’t move for a minute without seeing an ad, hearing a jingle or seeing a sign that somehow instills an image in our sub conscious, and then it comes to us, right when we least expect it. This is how we are “sold”, and are the subjects of commercialism every single day. Now let’s talk about our homes.  Our humble abode is the place we make memories, spend time with our families and friends, or take refuge in after a long day. So, it makes perfect sense that when selling our homes – there has to be an emotional aspect to the sales process. After all, we are not selling a gardening tool or sweater that we will wear for a season. This is the emotional connection we need to show our potential buyers!

Common practices in the home staging world consist of “decluttering”, “de-personalizing” and adding appeal through furniture and props. Even though we may be comfortable or absolutely LOVE our space, doesn’t necessarily mean it will have the same appeal to others. This is where the concept of staging comes to play. When hiring a professional staging consultant, you should be open and honest about your situation and goals, but also be prepared to do some “grunt work”. You are moving anyway! So, get a head start, take that packing list seriously and trust the person you are working with. One common misconception is that staging costs a FORTUNE! Not true. There are many variables that affect the overall budget, there is no “one stop shop” kind of rule with staging homes.

I will leave you with the most important factor when considering staging your home. “ROI” – or “return on investment” …. After a solid 11 years in this industry, I can proudly say that I am the hugest believer, and the biggest fan of this industry. My job isn’t to impress you, or to make your home super “pretty”, my goal is to make you COLD HARD CASH!  The time and money invested in this process is clearly a winning strategy. Align yourself with professionals, do the work – and I promise it will be worth every dollar!

RESIDENTIAL MARKET COMMENTARY 

Buying Beats Renting.


It is a widely held belief among Canadians that buying a home is better than renting, and a new report by Royal LePage supports that idea.

The study found that, in 91% of the cases, where a buyer has a 20% down payment, home ownership is more financially beneficial, over the long term, than renting.

“This research tests a belief that is held by a lot of Canadians, that owning is better financially than renting.  And, it finds that this belief is very often correct,” said Will Dunning, chief economist with Mortgage Professionals Canada and president of Will Dunning Inc.

Dunning examined 278 scenarios involving different locations and housing types across Canada.  In 253 of those cases, the cost of owning was lower than the cost of renting.  As of the second quarter of this year, on average, the net home ownership cost was $769 per month less than the cost of renting an equivalent dwelling. 

A key factor in the calculations is the concept of “forced savings”.  That is, the principal portion of every mortgage payment is not a true cost, but rather a saving, as the principal decreases and equity increases. (Whereas rent is a true, on-going cost.)

However, the benefits of ownership are not entirely dependent on increasing prices and equity.  The study found that even with a 10% decline in prices, about half of the homeowners studied would still see a positive rate of return, while the other half would break even or see a modest loss as an investment. If there is no growth in values, ownership would result in a positive rate of return on investment in a majority of cases.
